Renters Rights Act 2026

On 1st May 2026, the Renters Rights Act introduced significant changes to the private-rented sector in England, directly impacting students who are currently renting, those who signed for 2025/2026 accommodation before 1st May 2026 and all new tenancies moving forward.

The main changes for students in private rented accommodation include:

  • Fixed-term tenancies have ended: All private tenancies are now rolling periodic contracts, and rent becomes payable monthly rather than termly.
  • Notice to end the tenancy: Because tenancies are rolling, all tenants need to provide notice (two months in writing) to end the tenancy.
  • No more 'no fault' Section 21 evictions: Landlords' rights to regain possession of the property are reduced and, in all cases, the landlord must rely on specific statutory grounds in law.
  • Student HMO exception (Ground 4A): For private rented properties which are only let to full-time students, landlords may be able to serve notice to ensure the property is vacated for the next group of student tenants.

Conflict in Your Student Accommodation

Living in shared accommodation is an important part of student life. Sharing with people who have different lifestyles, habits, customs, and cultures is normally a positive experience, but sometimes problems can arise where there is a clash of lifestyles or differing standards and expectations.

If you are experiencing difficulties within your shared flat or house, addressing issues early, calmly, and directly is crucial for keeping the peace.

Free & Confidential Mediation Service

If conflicts persist and communication has broken down, our trained SU Advisers provide free, impartial mediation to help flatmates reach an agreed solution.
